Do I need a permit?

Usually needs a permit

  • Removing, moving or adding walls
  • Relocating a kitchen, bathroom or laundry
  • New or moved plumbing fixtures and drains
  • Changes to sprinklers, ventilation or fire separations
  • Combining units or adding a bedroom or den

Often doesn't

  • Replacing cabinets and counters in the same location
  • New flooring, paint and finishes
  • Swapping fixtures like-for-like

Even without a permit, your strata will likely need to approve flooring and other changes. Rules vary by municipality and by building; we confirm what applies to yours at the first call.

Most strata permit projects are quoted as a fixed fee after a short first call. You get a written proposal before any work begins.

In larger multi-unit buildings, many municipalities require permit drawings from a registered architect. Even where they don't, complete, coordinated drawings mean fewer city comments and fewer delays.
